Wisconsin adopts the 2010 ADA Standards for Accessible Design. For automatic doors, the clear opening width must be at least 32 inches when fully open. Activating devices must be within reach range (15 to 48 inches above floor) and manual effort for doors without power assist cannot exceed 5 pounds. Compliance applies to new construction and alterations. We install and adjust operators to meet these specs — including low-energy units that require a manual push to activate.

Below -10°F, standard hydraulic closer oil thickens — doors slam shut or fail to close fully. In Frederic, we see LCN 4040s and Norton 7500s seized from fluid viscosity changes. EPDM threshold seals compress permanently after repeated freeze-thaw cycles, leaving a 1/4-inch gap that drafts and ice exploit. Aluminum thresholds can expand unevenly, cracking at the mounting points. We install cold-rated closer fluid down to -30°F and replace seals every 2-3 years in this climate.

For dock doors used more than 10 cycles a day — typical in Frederic's colder storage and distributor facilities — we recommend a full inspection every 6 months. Lubricate rollers, hinges, and tracks with PTFE spray (not WD-40); check spring balance (more than 2 turns out of spec means replacement); and verify limit switches on operators. For storefront doors with automated openers, adjust sweep speed and latch speed twice a year — especially before October freeze and after April thaw.

Replace a door if the frame is rotted or corroded — we see this in Frederic's older municipal buildings with hollow metal frames that sat on wet concrete. A door that has exceeded 15,000 cycles on its springs (most are rated 10,000 to 25,000) and shows sagging or binding is often cheaper to replace than rebuild. Also, if a fire-rated door cannot pass an annual UL label inspection (gaps, hinges, self-closing test), replacement may be mandatory for insurance compliance.
