For dock doors and storefronts seeing 100+ cycles per day, schedule maintenance every 6 months. We check spring tension — torsion springs typically last 15,000–25,000 cycles, so a high-use door needs replacement every 1–2 years. We grease bearings, inspect cables for fraying, test automatic operator reverse sensitivity, and measure weatherstripping gaps. For lower-use doors like fire-rated stairwells, annual inspection is enough. Minnesota winter accelerates wear — always schedule a pre-freeze check before October 15.

Replace when the frame is bent or rusted through — welding it voids the fire rating. If a fire door's UL label is missing or illegible, you need a new door to pass insurance audit. For sectional dock doors, if the panels are warped or the track is twisted, a repair costs more than a replacement over 3 years. Also replace when cycle count exceeds rated life by 50% or more. We measure spring fatigue and roller wear on site. If the door can't meet MSFC or ADA specs after adjustments, it's a replace.
