Minnesota adopts the ANSI A117.1 standard for accessibility, enforced through the Minnesota State Building Code. For automatic doors, that means a low-energy power operator with activation force under 15 lbf, sensor coverage for the full swing path, and timing delays set to minimum 3 seconds. When temps hit -10°F — common in Wabasso January — closer fluid thickens; the latch speed slows way down unless the closer is rated for cold (most aren't, only the -30°F rated models work reliably). EPDM threshold seals lose compression after repeated freeze cycles, creating a 1/8” gap. That's enough to let in snow and drafts. Aluminum thresholds contract, popping out of the anchor screws. Torsion springs in unheated bays become brittle and snap sooner.

For doors cycling over 100 times daily — like a grain elevator dock door or storefront entry — schedule maintenance every 6 months. That includes spring tension check (should hold door halfway without drifting), lubricate chain and bearings with dry PTFE, adjust closer sweep and latch speed, and inspect all seals for compression set. Low-cycle doors (school entrances, municipal buildings) can stretch to annual, but still check before winter. Catch a worn roller before it gouges the track.

Replace if the frame is warped more than 1/8 inch across the opening — that can't be shimmed out. Also if the door has exceeded its cycle rating: a standard torsion spring is good for 15,000 – 25,000 cycles, and after that the door is living on borrowed time. If the fire rating is compromised — missing UL label, damaged intumescent seals, or multiple dents in a hollow metal fire door — replacement is cheaper than trying to recertify.
