Minnesota adopts the 2010 ADA Standards. Automatic doors for Pine Island retail or public buildings must have a clear opening width of at least 32 inches, with activation sensors that don't require tight grasping, pinching, or twisting. We install and adjust low-energy operators per ANSI/BHMA A156.19. For full automatic sliding doors, we set the safety sensors to stop and reverse within 0.5 seconds of obstruction. We test each installation to ensure a 5-pound force opens the door — that's the ADA maximum.

Below -10°F, standard LCN closer fluid turns to gel — the door slams shut or won't close. We install closers with low-temperature fluid rated to -30°F. Three hard limits. One: Frame damage beyond 1/8-inch out of square — shimming won't fix it, the door won't seal or latch. Two: Torsion springs at or past 25,000 cycles in a high-use dock door — replacing them is inevitable, and a broken spring can damage the door. Three: Fire door labels are missing or illegible — Pine Island building inspectors or insurance auditors will flag that immediately, and repairing it to original UL listing often costs more than a new door.
