Minnesota adopts the 2010 ADA Standards and the Minnesota State Building Code, which references ANSI A117.1. For automatic doors, the force to stop a sliding door must not exceed 5 lbf, and the opening force for a manual side-hinged door is capped at 5 lbf. Activation devices must be within 10 inches of the door and the door must remain open at least 3 seconds. We test these with a force gauge on every install and annual inspection.

For dock doors at food processors or warehouses hitting 50+ cycles per day: inspect torsion springs every 10,000 cycles, lubricate rollers and tracks monthly with PTFE spray, and check operator photo-eyes weekly. For storefront doors in retail — say, along Main Street — a quarterly adjustment of closers and inspection of threshold seals is enough. For fire-rated doors in schools or the hospital: we recommend an annual check per NFPA 80 to verify self-closing and latching functions.

Replace if the frame is bent more than 1/8 inch out of square — it won't close right even after repair. Replace any door that's exceeded 75% of its manufacturer-rated cycles; a 100,000-cycle hinge at 80,000 cycles is near failure. Replace if a fire door's UL label is missing or illegible — insurance audits will flag it.
